Onsight Property Management provides comprehensive property management services that include, but are not limited to, the following:
Enforce and interpret the Association’s governing documents, bylaws, and policies.Â
Prepare, distribute, and post meeting notices, agendas, and minutes.
Maintain all Association/HOAs official records, correspondence, and official documents as required by the governing condominium documents and Chapter 718, Fla. Stat.
Attend and conduct Board, unit owner, and annual meetings as requested.
Respond promptly to owner inquiries and complaints, unless instructed otherwise by the Board of Directors.
Provide consulting and guidance to the Board regarding association procedures and best practices.

For delinquent unit owners, prepare and send statutorily required thirty (30) day notice of late assessment letter in an effort to collect delinquent assessments, interest, fines, and other amounts legally due to the Association.Â
Deposit all funds that Association is legally entitled to, into Association bank accounts titled in the Association’s name.
Prepare monthly financial statements, including balance sheet, income statement, and budget- to-actual report.
Assist with annual budget preparation and fiscal planning.
Pay all approved and budgeted invoices in a timely manner.
Maintain accurate and auditable financial records in accordance with generally accepted accounting principles (GAAP).
Help to ensure that year-end financial statements are timely finalized.

 Conduct periodic property inspections to identify maintenance needs.
Obtain proposals for services and contracts from qualified vendors.
Oversee and coordinate all work performed on the property.
Manage preventive maintenance programs and emergency response coordination.
Â
Issue violation notices and coordinate enforcement actions in compliance with governing documents and Florida law.
Turn enforcement matters over to Association’s attorney for handling in order to obtain compliance and to have violations abated.
Â
Assist in obtaining and maintaining appropriate property, liability, and D&O insurance.
Notify the Board of any known claims, potential losses, or hazardous conditions.
Cooperate in filing insurance claims as needed.

Maintain effective communication with the Board, unit owners, and residents.
Provide 24-hour emergency contact service for urgent property matters.
Promote positive community relations and transparency in operations.
